The villa offers comfortable, informal yet stylish accommodation for 16, comprising four double and four twin bedrooms over three floors.

It is very spacious and has a large living room and dining area with additional glassed-in veranda as well as a modern, fully equipped kitchen. A 20m long shaded terrace, facing the sea, runs the length of the villa with tables for alfresco dining.

On the lower floor, there is also a games den leading to outside BBQ and dining area, terraced gardens and pool.

Lower Floor
Two bedrooms (one double/outside shower and one twin), family bathroom, den.

Bedrooms are named after traditional ‘sardo’ dances

The Bedrooms

Each double bedroom has a distinct and particular view of the surrounding hills and/or a view to the sea, as do each of the bathrooms. Furthermore, they are all roughly the same size; no couple will feel they’ve drawn the ‘short straw’ on the allocation of rooms….

Four double bedrooms (three en-suite and the fourth with its own outside shower), simply furnished, each with good double bed, wardrobe, bedside tables. The en-suite bathrooms all have large glassed in showers onto single slab Orosei stone shower trays. Substantial solar paneling (hidden) on the roof provides hot water all day long. Each bathroom has a sink and toilet.

Four twin rooms, each with two single beds, wardrobe, bedside tables. Each room has access to its own or shared (with one other twin) bathroom. One of these bathrooms has a shower similar to the en-suites and two have baths with integrated shower

All windows throughout the house have shutters and all bedroom and bathroom windows have additional fitted mosquito nets.

Living & Dining

The large comfortable living area (55m2 / 600ft2) comprises a glassed in veranda with lovely views of the sea and surrounding hills, leading into the main sitting room.

There is a dining area at one end (which is generally only used out of season as meals are typically eaten on the shaded terrace). Two sets of double doors open onto the terrace from the living area.

The 20m terrace has a long table designed to comfortably accommodate up to 16 people under a shaded portico with views out to the hills, valley and the sea. It is accessed from both the living area and also through large double doors to the kitchen.

The kitchen is modern, fully equipped and designed to cater for a full house of people eating and drinking all day long. For those who wish to cook, there is a large, five ring, cast iron gas hob with oven below and a complete set of kitchen equipment sufficient for any feast. To make life easy there are two dishwashers and a second fridge for drinks.

The den is on the third, lower floor and is accessed both from the house and directly from the gardens. It contains a full size table tennis table, flat screen, sound system and provides a space away from the main living area and bedrooms where maybe the noisier members of your party can hide away…

Gardens & Pool

Whilst the lands around the house are beautiful, the immediate grounds are in recovery post rebuilding. Indigenous Sardinian Mirto bushes and olive trees keep everything together and over winter ‘09 an orchard, trees and plants are being planted to ensure that the gardens become an extension of the house’s living space.

• BBQ area situated in front of the house next to the large, shaded, dining table which looks out to the hills and sea.
• Amphitheatre behind the house, with a projector, wired for sound so you can watch your favorite movies on the big wall screen, outdoors under the stars.
• Boccia pitch, which some will better know as a bouledrome, adjacent to the pool.
• Additional outside showers near the main entrance for ‘debeaching’ kids and adults when you get back, with plenty of space to wash down kit.

The Area & Climate

The warmer weather usually begins in April by which time the temperatures will have risen into the teens and the sun moves higher in the sky. The rainfall begins to trail off and by the end of May the rain has pretty much disappeared and the temperatures are in the 20’s.

For the rest of the summer the temperatures remain in the high twenties and thirties and there is barely a single drop of rain.

In September the temperatures remain well into the twenties and the sea is as warm as it will get until the first storms sometime in late October. October usually remains in the twenties and as long as the sea is warm, is a golden month.

Winter arrives in November and brings all manner of wind, rain and storms but is nonetheless still very beautiful.

Spring starts any time from February to March by which time the temperatures start to move back into the teens.
The swimming season lasts from May through November.
